How do you build a patio that survives New England winters?
It all comes down to what's under the pavers. Our freeze-thaw cycles are brutal — water gets into the ground, freezes, expands, and lifts anything that wasn't built for it. We build for that: proper excavation, a deep compacted stone base, geotextile fabric over our heavy clay soils, edge restraint to lock the pavers in, and grading that carries water away from the patio and your foundation. Get those right and the patio stays flat and true for decades. Skip them — like a lot of cheaper bids do — and it heaves apart in a few winters. After 37 years building here, this is the part we never cut.
What's the difference between a patio that lasts 30 years and one that fails after 5?
Almost always the base, not the pavers. The pretty part on top is the easy 20%. The 80% that decides whether it lasts is the excavation, the depth and compaction of the stone base, drainage, and edge restraint — the stuff you never see once it's done. A patio built on a few inches of sand looks identical on day one and fails by year three. One built on a proper compacted base looks the same in year 30. That invisible work is exactly what you're paying a real contractor for.
Why do patios sink or heave, and how do you prevent it?
Two culprits: a base that wasn't compacted deep enough, and water with nowhere to go. When water collects under pavers and freezes, it lifts them (heaving). When a thin or poorly-compacted base settles under weight, they sink. We prevent both by excavating to the right depth, compacting the stone base in layers (lifts) rather than all at once, adding fabric over clay so the base doesn't sink into the soil, and pitching everything so water drains away instead of pooling. Done right, the patio doesn't move.
How much gravel or base should be under a patio?
For a standard walk-on patio in our climate, we typically build on roughly 6 to 12 inches of compacted crushed stone — more for driveways or poor soil. That means excavating deeper than most people expect. Just as important as the depth is compacting it in layers with a plate compactor, not dumping it all at once. On the clay soils common around Boston we also add geotextile fabric between the soil and the stone so the base stays put. The exact number depends on your soil and use, and we'll tell you what yours needs after we see it.
Do you put concrete around the edges of a patio?
We use proper edge restraint to lock the perimeter pavers in place so they can't spread or shift over time — that's what keeps the whole field tight for decades. Depending on the project that can mean a hidden edge restraint spiked into the base, or a concrete/mortared edge where it makes sense (like against a step or a curved border). The goal is the same either way: the edges hold, so the middle stays flat. We'll recommend the right approach for your specific patio.

Can you build a patio in a tiny city backyard?
That's our specialty. Small Somerville, Cambridge, and Medford lots are most of what we do — the cramped triple-decker yard, the narrow side space, the 200-square-foot courtyard everyone says isn't worth doing. When there's no room to spare, the design is the whole game, and a well-planned small patio becomes the best room in the house. We're good at making tight spaces feel bigger and work harder.
Can you build a patio if there's no driveway or machine access?
Yes, and we do it constantly. A lot of city lots have no driveway, no gate wide enough for equipment, and a fence three feet off the property line. We plan the logistics around that — often moving material in by hand down a narrow side yard or through a walkout, using smaller equipment, and staging deliveries so we're not blocking your street. Can materials be carried through the house or a side yard?
When that's the only way in, yes — we've carried plenty of stone and base through side passages, basements, and walkouts. Can you design around existing trees, and protect them during construction?
Absolutely — a mature tree is usually the best thing in a yard, and we design to keep it. That means laying out the patio to respect the root zone, hand-digging near important roots instead of tearing through them, and sometimes using permeable pavers so the tree still gets water and air. Why does water pool in my backyard, and can a patio fix it?
Pooling usually means the yard is graded toward the house or a low spot, or the soil is heavy clay that doesn't drain. The good news: a patio project is one of the best chances to fix it, because we're already regrading and rebuilding the surface. We can re-pitch the yard to move water away from your foundation, add drainage where it's needed, and use permeable pavers that let water soak through instead of running off. What are permeable pavers, and how do they help with Boston drainage?
Permeable pavers are set with small gaps and an open stone base so rainwater drains straight down through the surface into the ground, instead of sheeting off toward the street or your foundation. How long will my patio take to build?
Most patios take about 3 to 7 days depending on size, access, and scope — a compact city patio can wrap in a few days, while a full backyard with walls, steps, and plantings takes longer. We give you a real timeline in your written estimate, not a vague guess, and we work to it. If you've got a party or a date in mind, tell us and we'll plan around it.
Will my yard be destroyed during construction?
It'll be a work zone for a few days — there's no way around some digging and mess — but we keep it contained, protect what needs protecting, and clean up thoroughly at the end. We're not the crew that leaves ruts, debris, and a wrecked lawn behind. When we're done we walk the finished project with you and make sure you're happy before we leave.
Do you remove my old patio, concrete, or deck first?

Both are great; it comes down to look and budget. Natural bluestone has that classic New England, timeless feel that suits historic and brick homes beautifully. Concrete pavers give you the widest range of colors, shapes, and patterns, often at a friendlier price, and modern ones are extremely durable. Brick and granite each have their place too. On the free visit we'll look at your home and help you pick what fits — all of them last when they're built on a proper base.
Which patio materials last the longest, and do pavers crack in winter?
Quality concrete pavers, natural bluestone, and granite all hold up for decades in our climate — the material matters less than the base underneath. Good pavers are dense and rated for freeze-thaw, so they don't crack the way a poured concrete slab often does (a slab is one big piece with nowhere to move, so it cracks; individual pavers flex with the ground). The thing that actually fails a patio in winter isn't the pavers, it's a bad base or poor drainage — which is exactly what we build to prevent.
Is bluestone slippery?
Natural bluestone can be a little slick when it's wet or icy, like most smooth stone — but there are easy ways to manage it. A thermal (textured) finish adds grip, and good drainage keeps water from sitting on the surface. Designing Your Patio
How big should my patio be?
Bigger than most people guess, and smaller than a salesman will sell you. The honest way to size it is by what you actually do out there. A bistro table for two needs about 10 by 10 feet. A six-person dining table with chairs that can slide back wants roughly 12 by 14 — people always forget the chair-pull room and end up with a table jammed against the edge. A seating group around a fire pit wants about 16 feet across. If you want both dining and lounging, that's two connected zones, not one big square. In a typical Somerville or Medford yard we're usually working with 250 to 600 square feet total, and the trick is carving that into zones that each feel intentional. I'd rather build you a well-proportioned 300 square feet that gets used every night than 600 feet of empty pavers. Bring your furniture measurements to the site visit — we'll chalk it out on the ground so you can walk it before we dig.
What paver pattern and patio shape should I pick?
Pattern does more work in a small yard than most people realize. Running bond and herringbone are the workhorses — herringbone interlocks the strongest, which is why we use it on driveways. A larger-format or ashlar pattern with mixed sizes reads calmer and makes a small yard feel bigger, because your eye isn't counting a hundred little joints. Running the long dimension of the pattern away from the house stretches the space visually. On shape: gentle curves soften a boxy triple-decker lot, while straight lines with a contrasting soldier-course border look sharp against Boston brick and clapboard and waste less material on cuts. Honestly, the biggest design mistake I see is too much going on — three colors, two patterns, a circle kit and a busy border in 300 square feet. Pick one strong idea and let the rest be quiet. We'll lay samples out in your yard, in your light, next to your house, before you commit to anything.
Should I add a fire pit, and what does it take to do it right?
Fire pits are the best value add-on we install — they turn a patio from something you look at into somewhere you sit for four extra months a year. Two routes. Built-in wood-burning: a masonry ring with a steel insert, usually 36 to 44 inches across, built from fire-rated block or stone, with about 16 feet of room around it for seating. Or gas: cleaner, instant, no smoke drifting into a neighbor's window — which matters a lot on a Somerville lot where the houses are twelve feet apart — but it needs a gas line and a licensed plumber for the hookup. Either way, check your city's open-burning rules and keep it well clear of the house, fences and low branches. If your yard is genuinely tight, a portable bowl sitting on a properly built patio is a legitimate answer for a fraction of the money. I'd rather tell you that than sell you a fire feature that eats half your usable space.
Is outdoor lighting worth it on a patio?
It's the cheapest thing on the whole project that changes how much you actually use the space. Without it, your new patio goes dark at 8pm in July and 4:30pm in November. We install low-voltage LED — safe, cheap to run, and we can put the transformer on a timer or photocell so you never think about it. What matters is where the light goes, not how much of it there is. Step lights and wall-washers on seat walls for safety, a couple of uplights on a good tree or the house facade for depth, warm color temperature, and nothing shining in anyone's eyes. The mistake is the floodlight approach: one bright fixture that makes the yard feel like a parking lot and irritates the neighbors. One more thing worth knowing — have us sleeve the conduit while we're building. Running wire under a finished patio later means pulling it apart. Even if lights aren't in this year's budget, the sleeves cost almost nothing to put in now.
Can you build steps, seat walls and retaining walls with the patio?
Yes, and around Greater Boston we usually have to. Half these yards are on a grade — the ground drops four feet from the back door to the fence — so the patio only works if we terrace it. Retaining walls, steps and seat walls get built as part of the same project by the same crew, which matters, because they have to tie into the patio base and the drainage as one system. A wall built without drainage behind it and a footing below frost is exactly the thing that bulges out and fails in five years. Seat walls are my favorite upgrade for small yards specifically: they seat eight people without furniture eating your floor space, and they define the edge so the patio feels like a room. On steps I'll always push you toward generous treads and a comfortable rise — skinny, steep steps are how people get hurt. Taller retaining walls can require engineering and a permit depending on the city, and I'll tell you straight if yours does.
How do I get privacy when the neighbor's house is fifteen feet away?
This is the number one design problem in Somerville, Cambridge and the denser parts of Medford, and it's very solvable. You don't need a fortress — you need to block the sight lines from where you actually sit. Go sit in a chair in your yard, see where your eyes land, and screen just that. Usually it's one second-floor window or one stretch of fence. In the order I use them: a slatted cedar screen or pergola panel on the one exposure that matters; a narrow columnar tree or two, like hornbeam, arborvitae or serviceberry, that grow up instead of out; a raised planter with tall grasses for height without eating ground space; and sometimes just moving the seating six feet. Overhead matters too — a pergola or even a shade sail cuts the view down from upstairs windows, which is what usually makes people feel exposed. Check your city's fence height rules before planning anything tall on the property line; most cap it around six feet.
Cost, Value & Paying for It
What does a paver patio actually cost around Boston?
Most of our projects land between $8,000 and $30,000 or more, and I'd rather give you the honest range than a lowball number I'd have to walk back later. Four things move it: size, materials, site prep and access. Basic concrete pavers on an open, flat yard is the low end. Natural bluestone plus a drainage fix, demo of an old concrete slab, steps and a wall on a no-truck-access city lot is the high end. Access alone is a real swing — when every ton of stone comes down a three-foot side passage by wheelbarrow, that's days of labor an open suburban yard never needs. You'll see cheaper per-square-foot numbers online, and most of them come from parts of the country where the ground doesn't freeze and the base doesn't have to be built for it. The only number that means anything is the one on a written estimate for your actual yard, after somebody has walked it. That visit and that estimate are free.
Why is your quote higher than the other guy's?
Usually because we priced the part you can't see and he didn't. Excavation depth, the compacted stone base, fabric over clay, drainage, edge restraint — that's most of the labor and material on a patio, and it's completely invisible the day it's finished. Two patios can look identical on day one and be entirely different builds. The cheaper one is often four inches of base where it needed ten, no fabric, and no plan for water. It looks great through year two. Then it moves. The other common gap is scope: my estimate includes demo, haul-away and cleanup, and some quotes leave those out so the number reads lower and they reappear later as change orders. So don't just compare totals — put the two estimates side by side and compare base depth, drainage, edge restraint, and what's included. If a competitor's spec genuinely matches mine and he's cheaper, that's fair and you should take it. Ask me about any line on mine and I'll walk you through it.
Does a patio actually add value to my home?
A well-built patio is one of the better returns on outdoor work, and around here it does something extra: it adds usable square footage to houses that don't have any to spare. A Somerville triple-decker with a finished, private, usable backyard shows completely differently than one with a mud patch and a cracked slab. Buyers and appraisers see it, and it photographs well, which matters more than people think. Two honest caveats. First, quality shows — a sinking, weedy, heaving patio is a liability on a listing, not an asset, so a cheap install can actually cost you money at sale. Second, don't over-build for your block; a $60,000 outdoor kitchen on a modest street doesn't come back. I'm not going to promise you a percentage, because it depends on your house and your neighborhood. What I'll say confidently is that a well-proportioned, properly built patio and walkway is money you generally get back — and you get to use it in the meantime.
Do you offer financing or payment plans?
We're not a finance company, so I won't pretend to offer loans. What we do is a simple milestone schedule, written into your estimate before anybody starts: a deposit to hold your spot on the calendar, a payment when work begins, and the final balance when the job is done and you're happy with it. No games, no pressure, and nothing due for work that hasn't happened yet. The amounts and the timing are spelled out in writing so you always know what's coming. On a larger project, come talk to me — we can usually structure the milestones so they work for your situation, and phasing the project is often a better answer than borrowing. Plenty of homeowners also use a home equity line or their own bank's home improvement loan; that's between you and them, and I'm glad to hand you a detailed written estimate you can take to a lender.
Can I do the project in phases to spread out the cost?
Yes, and I suggest it more often than you'd expect. The key is sequencing so that phase two doesn't mean tearing up phase one. The right order is usually drainage and grading first — that's the part that ruins everything else if you defer it — then the main patio, then walls and steps, then walkways and the driveway, then plantings and lighting last. If you know a fire pit or pergola is coming, we set the base and run the sleeves for it now, while the ground is open. That's cheap today and expensive in three years. What I'd steer you away from is shrinking the base or skipping drainage to hit a number this season, because those are exactly the things you can't come back and add later. Better to build 300 square feet correctly this spring and add the walkway next spring than to build 600 square feet on a base that won't hold. Materials, Up Close
Natural stone or concrete pavers — how do they compare after twenty years?
Both age well, they just age differently. Bluestone and granite are the same material all the way through, so they weather rather than fail — they pick up a patina, and if a piece chips, it's still stone underneath. Next to historic Boston brick and older homes, that aged look is the whole point. Quality concrete pavers hold their shape and structure very well, and the good manufacturers run color through the whole paver instead of just the surface, so wear doesn't reveal a different color underneath. The cheap ones are the ones that go blotchy. Practically speaking, at twenty years I'm far more likely to be looking at a base problem than a material problem with either one. And here's the real advantage both have over poured concrete: they're individual units. When a tree root or a utility dig disturbs a section, we lift the pavers, fix what's below, and reset the same pieces. A slab has to be sawcut and patched, and the patch never matches.
Will my pavers fade or change color over time?
Somewhat, yes — and anyone telling you a paver looks brand new in fifteen years is selling. Concrete pavers lighten a little in the first year or two as they cure and weather; better manufacturers use through-body color and UV-stable pigment so the change is subtle rather than dramatic. Natural stone shifts too: bluestone often warms slightly, granite stays fairly stable. Two things I'd actually warn you about. First, efflorescence — a white haze that can show up on new concrete pavers in the first year. It's salts working their way out, it's normal, and it weathers off on its own or comes off with a cleaner. It is not a defect. Second, if you add pavers years later they won't match the weathered ones exactly. That's why we order a few extra from the same production run at build time and stash them in your garage. It costs almost nothing and it has saved a lot of headaches.
What goes between the pavers — sand, polymeric sand, or stone?
Depends on the patio. For a standard patio we typically use polymeric sand: fine sand with a binder that sets up when you wet it, so the joints lock, shed water, and give weeds and ants much less to work with. It isn't permanent — over the years it can wear or wash out at edges and along drainage lines and want a refresh — but it's a big improvement over plain sand. Permeable pavers are completely different: those joints get open-graded chipped stone, not sand, because the entire design depends on water running down through the joints into the stone reservoir below. Never let anyone put polymeric sand in a permeable patio; it defeats the system you paid for. Large natural stone set on a mortar bed gets a proper mortared joint instead. Whatever we use, we'll tell you what's in your joints and what refreshing them looks like down the road, because that's the maintenance item most likely to come up.
What about porcelain or travertine pavers — do they work in New England?
Porcelain is the real deal and we're seeing more of it. It's dense, it barely absorbs water, it doesn't stain, the color stays put, and the textured outdoor grades have good slip resistance. It performs well in freeze-thaw for the same reason it works in a kitchen — almost nothing gets inside it to freeze. The catch: it costs more, cuts are slower and need the right blade, and it's less forgiving of a base that isn't dead flat, so install quality matters even more than usual. Travertine I'm more cautious about here. It's beautiful and stays cool underfoot, but it's a softer, more porous stone, and porous plus our winters plus road salt isn't a great long-term combination. It does much better in Arizona than in Medford. If you love that look, I'd point you at a porcelain that mimics it or a thermal bluestone. Happy to bring samples and set them in your yard so you can see them wet, dry, and in your own light.
Living With It: Maintenance & Winter Care
What's the yearly maintenance routine on a paver patio?
Less than people expect. Sweep or blow it off a few times a season so leaves and organic debris don't sit and break down into the joints — that's where weeds come from, not from the pavers themselves. Once a year, usually in spring, give it a wash: garden hose, stiff broom, mild cleaner if it needs one. Check the joints and top up any low spots with fresh joint material. Keep the perimeter clear where lawn and mulch want to creep over the edge. That's really it. What I'd avoid is blasting it with a pressure washer on a high, narrow tip — that strips out your joint material and can etch the paver surface. If you do use one, keep it wide, low and at a distance, and plan on re-sanding afterward. A permeable patio gets one extra item: an occasional rinse or light vacuum of the joints so the drainage stays open. Fifteen minutes a few times a year keeps a patio looking new for decades.
Should I seal my pavers?
Optional, and I'll give you the real trade-offs instead of upselling you. Sealing helps resist stains, deepens the color a bit, and can help stabilize joint sand. It also has to be redone every three to five years, it can leave a sheen you may not want, it can trap moisture or go hazy if it's applied to a damp or too-new patio, and a bad job is genuinely hard to undo. My general advice is to wait. Let a new patio go through a full year so any efflorescence works itself out, then decide whether you actually want it. Where I lean toward sealing: outdoor kitchens and grill areas where grease and wine are going to land, and light-colored pavers where stains show. Where I lean against: permeable patios, where the wrong product can close up the system, and anywhere you don't want a glossy look. If you do it, use a breathable product rated for pavers, apply it dry and warm, and don't do it in October when the surface never fully dries out.
How do I keep weeds and ants out of the joints?
First thing to understand: weeds in a patio almost never grow up from underneath. A proper compacted base doesn't allow it. They germinate from seed and organic debris that settles into the joints from above. So the real defense is housekeeping — keep it swept, don't let leaves and mulch sit on it all fall, and keep the joints full. Polymeric sand does a lot of work here because it hardens and leaves seeds very little to grab. When something does pop up, pull it or spot-treat it early, before the root gets down into the joint. Boiling water handles the odd sprout fine if you'd rather not use chemicals. Ants are the same story: they're moving loose sand, not tunneling through compacted stone. Full, well-set joints take away the material they're working with, and if a colony sets up we top the joints up and treat locally. If you've got weeds and ants everywhere and the joints look empty, the fix isn't spraying — it's re-sanding the patio, and that's a job we do.
Can I shovel and use ice melt on my patio in winter?
Shoveling is completely fine — pavers take it far better than a poured slab does. Use a plastic-edged shovel rather than steel to avoid scuffing, and if a snowblower is going over it, set the skid shoes a touch high so the auger isn't scraping the surface. Ice melt is where I'd be careful. Rock salt is the harshest option and it's rough on concrete, on nearby plants and on your soil. I'd use calcium magnesium acetate or a magnesium chloride product instead, and use less than you think you need — most people spread about three times what's necessary. Sand for traction is a fine supplement. Also worth knowing: ice becomes a problem mainly where water sits, which is a drainage question. A patio pitched properly sheds meltwater instead of refreezing it into a rink. If you get a recurring ice patch in the same spot every winter, tell me. That's a grading issue we can fix, not something you should keep salting.
What if a paver cracks or gets stained — can it be replaced?
Yes, and it's one of the best things about a paver patio. Individual units come out. We lift the affected paver, deal with whatever's underneath if it needs it, and set a replacement in — often an hour of work, and when it's done you can't tell. Compare that to a poured slab, where a crack is either permanent or means a sawcut-and-patch that never matches. This is exactly why I have you keep a few spares from the original run in the garage: a paver from the same lot blends perfectly, while a new one bought eight years later won't. For stains, try the least aggressive thing first — most grease, rust and organic stains come out with the right paver cleaner and some patience, and a poultice-type cleaner handles wine and grease well. If a stain truly won't come out, we can swap that paver, or pull a matching one from an out-of-sight edge and put the new one there.
