The "Boston Factor": freeze-thaw and tight city lots
Building here takes an understanding of two things most contractors underestimate: our winters, and the tight footprints of our old neighborhoods.
Building for freeze-thaw
Our ground moves all winter. Water freezes, expands, thaws, and does it again — dozens of freeze-thaw cycles each winter. Without real engineering, masonry shatters. So we:
- Dig a deep, compacted base. We excavate well below the shortcut depth to build a stable foundation that resists the upward push of frozen groundwater.
- Move the water away. The right aggregates and a proper pitch keep water from pooling under the pavers, where it would freeze, expand, and heave the surface.
- Use dense materials. Bluestone and granite absorb very little water, so there's almost no internal moisture to freeze and crack the stone.
Making tight city yards work
A Somerville triple-decker or a narrow Cambridge side yard needs someone who can work in inches, not feet. Most crews walk away from a lot with no truck access — we do that work all the time. We move material in by hand or with small-footprint equipment, protect your property and your neighbors', and turn a neglected footprint into a private outdoor room.

What's the typical investment for a Boston patio?
Most projects run from $8,000 to $30,000 or more. It mostly comes down to materials (granite and natural stone cost more than basic pavers) and how much site prep the yard needs — grading, drainage, demolition, and access all move the number.
How long will my yard be a construction zone?
Most installs wrap in 3 to 7 days, depending on size and how much grading is involved. You get a realistic timeline in your written estimate.
How do payments work?
A simple milestone schedule: a deposit to hold your spot, a payment when work begins, and the balance only when the job's done and you're happy. The exact terms are in your written estimate.
Why do you recommend bluestone and granite?
Density. High-density stone absorbs very little water, so there's almost no internal moisture to freeze, expand, and crack it when temperatures drop.
How do you fix a wet yard?
With grading. We build in a proper pitch so water moves away from your foundation instead of sitting under the pavers — which is the root cause of patios that sink and heave.
Do I need to seal my pavers every year?
No. Straight answer: sealing is mostly aesthetic — it deepens color and eases stain cleanup. It's not a structural requirement for quality pavers or natural stone.
Do I need a permit for a ground-level patio?
Usually not for an at-grade patio. But retaining walls four feet or taller need a permit, and historic districts like Beacon Hill or Back Bay require specific approvals. We handle the paperwork.
Can you handle a triple-decker with no alley access?
Yes — moving materials by hand or through narrow side yards on no-access lots is our specialty. We've spent decades on the logistics of Boston's tightest neighborhoods.
