Wavy pavers, pooling water, colors that don't match? There are published industry tolerances your patio has to meet - and you can check most of them yourself with a 10-foot straightedge and a tape measure. Here are the numbers.
Quick answer
There are published industry tolerances for paver patios, and you can check most of them yourself. The big ones, straight from the Interlocking Concrete Pavement Institute (ICPI Tech Spec 2):
- Surface flatness: no more than 3/8 inch of variation under a 10-foot straightedge.
- Lippage (one paver higher than its neighbor): 1/8 inch maximum on walking surfaces.
- Base depth: minimum 4 inches compacted on well-drained soil - but in cold climates or wet, clay-heavy soil, add 2 to 4 inches. Around here that means 6 to 8 inches is the realistic floor.
- Bedding sand: exactly 1 inch, uncompacted, washed concrete sand (ASTM C33). Stone dust, screenings, and mason's sand are explicitly not allowed.
- Slope: at least 1.5% (about 3/16 inch per foot) running away from the house.
- Joints: 1/16 to 3/16 inch wide and consistent.
- Edge restraint: required on every unsupported edge. No exceptions.
If your patio is wavy, ponding water, or already spreading apart in its first season, it's almost always the base - not the pavers. And a bad base cannot be fixed from the top down.
Why I wrote this
I've been building patios and walls around Somerville, Cambridge, Medford, and Boston since 1989. The call I get most often isn't "can you build me a patio." It's "somebody built me a patio last year and it's already wrong - is it me, or is it them?"
Usually it's them. And usually the homeowner has no idea there are actual written standards, so the conversation turns into opinion versus opinion, which the homeowner loses. So here are the numbers. None of this is my personal opinion - it's ICPI Tech Spec 2, the installation standard the whole segmental paving industry works from.
The 9-point check
1. Run a straightedge over it
Get a 10-foot straightedge - a level, a straight 2x4, anything true. Lay it across the patio in several directions.
Standard: final surface should not vary more than 3/8 inch under a 10-foot straightedge.
If you're seeing dips and humps you can measure with your fingers, that's a failed installation, not a settling issue. "It'll flatten out when I run the compactor over it one more time" is not a thing. Compaction seats the pavers into the bedding sand; it does not level a base that was never leveled.
2. Check for lippage
Walk it barefoot, then run your hand across the joints.
Standard: maximum 1/8 inch of height difference between adjacent pavers on a pedestrian surface.
Anything you can stub a toe on is out of tolerance. Half-inch lips are a trip hazard, and if someone gets hurt on it, that's yours now.
3. Find out how deep the base is
This is the one that matters most and the one nobody looks at, because by the time you're standing on the finished patio it's buried.
Standard: 4 inches compacted minimum on well-drained soil - plus 2 to 4 inches in cold climates or over wet, weak, or clay soils.
Greater Boston is a cold climate with a lot of urban fill, old ash, and clay. So a 6 to 8 inch compacted base is where a patio here should start. Driveways need more - 6 inches minimum on good soil, so 8 to 10 inches realistically.
How to check after the fact: pull up a paver at the edge and dig. Or look at your contract and your dump receipts. If a 400 sq ft patio only took a few yards of gravel, the math doesn't work - 400 sq ft at 6 inches deep is roughly 7.5 cubic yards of base before compaction.
The single most common failure I see: gravel dumped straight onto undisturbed dirt with no excavation. If your finished patio sits noticeably higher than the surrounding lawn, that's often the tell - they built up instead of digging down.
4. Ask what the bedding sand was
Standard: washed concrete sand meeting ASTM C33, screeded to a nominal 1 inch, uncompacted.
ICPI specifically says do not use mason's sand, stone dust, or limestone screenings for the bedding layer. They don't compact uniformly and they trap water in the bedding course - which in our freeze-thaw climate is how you get heaving.
And this line from the spec is the one to memorize: if the base is uneven, the bedding sand must not be used to compensate for it. A thick sand layer papering over a lumpy base will telegraph right back through to the surface within a season or two. If your installer told you "we'll level it out with the sand," you now know what happened.
5. Pour a bucket of water on it
Standard: minimum 1.5% slope, which is about 3/16 inch of fall per foot, directed away from the house and any structure.
Water should sheet off. It should not sit. Puddles that hang around after the rain stops mean the pitch is wrong or the base is dished - and standing water against your foundation in a Boston winter is a much more expensive problem than the patio. 6. Look at the edges
Standard: edge restraint required on all unsupported edges, with at least 1 inch of vertical surface in contact with the paver.
Pavers work by interlock. Without a restraint holding the perimeter, the field slowly spreads, joints open, and the whole thing creeps outward. If your patio just ends in dirt or mulch with nothing holding it, it will come apart. Not might - will.
7. Measure the joints
Standard: 1/16 to 3/16 inch, consistent.
Wide, irregular, wandering joints mean the pavers weren't laid to string lines. It's cosmetic on day one and structural on year five, because inconsistent joints don't transfer load between units.
8. Look hard at the color
Standard: pavers should be pulled from 3 or 4 bundles at once and blended as they're laid.
Concrete pavers vary from pallet to pallet - that's normal manufacturing. The installer's job is to shuffle them so the variation disperses. If you're looking at a distinctly darker patch, or a section where the reds all clumped together, that's not a defective product. That's someone laying one pallet at a time. This is fixable, and it's reasonable to ask for it: pull the offending area and re-blend it.
9. Ask when it was built
Standard: frozen base material must not be installed, and base must not be placed over a frozen subgrade.

One myth worth killing: patios don't go to frost depth
I hear this constantly - "the base has to go below the frost line, four feet down."
No. Footings for a deck or a wall go below frost. A paver patio is a flexible pavement. It's designed to move a little as a system and settle back. What protects it from frost heave isn't depth, it's drainage - a clean, open, well-compacted aggregate base that doesn't hold water, over a subgrade that drains, ideally with geotextile separating the two when you're on clay or silt.
Anyone quoting you a four-foot excavation for a patio is either confused or padding the job. Anyone quoting you three inches of gravel is going to be back.
What to do if your patio failed these checks
Do not pay the final installment yet. Once the money's gone, your leverage is gone.
- Write it down. Photos with a tape measure and a straightedge in frame. Date them. Measured deviations, not adjectives.
- Cite the actual standard. "The surface varies 1 1/4 inches under a 10-foot straightedge; ICPI Tech Spec 2 allows 3/8 inch" is a completely different conversation than "it looks bad." One is arguable. The other isn't.
- Put it in writing to the contractor and ask for a written remediation plan with a date.
- Be realistic about the fix. Surface problems - lippage, joint sand, color blending, a low spot - can be fixed by lifting and resetting that area. Base problems cannot. If the base was never excavated or never compacted, the honest answer is a tear-out and rebuild, and any contractor telling you otherwise is selling you the same problem twice.
- Check registration. In Massachusetts, most residential contractors should be registered as a Home Improvement Contractor (HIC) with the Office of Consumer Affairs and Business Regulation. If they are, you may have access to the state's arbitration program and Guaranty Fund. If they're not registered, that's worth knowing now.
- Get a second set of eyes before you escalate. A written second opinion from another hardscaper carries weight.
How to not end up here next time
When you're collecting quotes, ask every contractor these four questions. The answers sort the field fast:
- "How deep are you excavating, and what's the compacted base depth?" - you want a number, and you want it to be 6 inches or more for a patio here.
- "What are you using for bedding, and how thick?" - you want "1 inch of washed concrete sand." If you hear "stone dust," keep looking.
- "How are you compacting the base?" - you want to hear it goes down in 4 to 6 inch lifts with a plate compactor, not all at once.
- "What's the edge restraint?" - you want a specific product, not a shrug.
