Why patios fail in New England

Almost every failed patio we're called to comes down to the same thing: the base. Gravel dumped on undisturbed dirt, a base too shallow for our climate, no compaction, or no drainage — you don't see any of it on day one. You see it the third winter, when water freezes under the patio and lifts it. A bad base cannot be fixed from the top down, no matter how much sand someone adds.

Repair or rebuild — the honest answer

This is the part other outfits won't tell you straight, so here it is: it depends on whether the problem is on the surface or underneath.

• Surface problems are a repair. Lippage, a low spot, joint sand, color blending — we lift that section, fix the bedding, and reset it level. Money well spent.
• Base problems are a rebuild. If the base was never excavated or never compacted, the patio has to come out and be built right. Anyone who tells you they can "fix" that from the top is selling you the same problem twice.

When we come out, we'll tell you which one you've got — measured against the actual standards, not a guess — before you spend a dollar.

Common questions

Can you fix a sinking or settling paver patio?

Often, yes. If it's a localized low spot or lippage, we lift the pavers, correct the base and bedding, and reset them level. If the base was never properly excavated or compacted, the honest fix is a rebuild — and we tell you which one you've got before you spend a dollar.

Is it cheaper to repair or rebuild?

It depends on the cause. Surface problems are a repair. Base failure — no excavation, no compaction, no drainage — can't be fixed from the top down, so it needs a rebuild. Paying to patch a bad base just buys the same problem twice.

Why is my patio heaving or lifting in winter?

Freeze-thaw. Water trapped in a shallow or poorly drained base freezes, expands, and lifts the patio. The real fix is proper drainage and a deep, compacted base — not more sand on top.

Can you fix a patio another contractor installed?

Yes — we do it all the time. We assess it against the published ICPI tolerances, tell you straight what's wrong, and give you a written plan to make it right.

Do you fix pooling water on a patio?
